New with us: a bright three-room flat with a balcony and a view of the greenery. You'll find all the details and required information on our website.

Example of a text tile

Why it usually gets left undone.

Posting only listings isn't enough

If only listings appear, your profile looks like a catalogue. Owners want to see who is behind the agency.

Required details forgotten

Property adverts have details that must not be missing. Under time pressure, mistakes happen quickly.

Viewings come first

Appointments, calls and contracts fill the day. There's no time left for posts in the evening.

Where the topics come from.

From your properties

Approved photos of flats and houses, details such as wooden floors or views, viewings and sold announcements with consent.

From your knowledge

Which documents owners need, how a valuation works, what matters at viewings, energy performance certificates explained in general terms.

From your region

Neighbourhoods and villages, local shops, schools, leisure and why people love living here.

An example week.

How Pipeflow could plan a week for you.

Monday: Reading a floor plan

A floor plan from a current property with two pointers on what to look for: orientation, storage space, how you move through the flat. Useful even for people who aren't buying right now, and it shows your professional eye.

Wednesday: What's in the land register

A text tile explaining in general terms which parts make up a land register extract and why buyers want to see it. No legal advice, but easy to understand and worth saving.

Friday: Viewing on Saturday

A photo of the front door or garden of an approved property with a note that there are viewings at the weekend and how to register. Many interested buyers only have time on Saturdays.

    Viewing tip

Tips for house hunters on what to look out for at a viewing.

    Example

Tips for estate agents.

Don't be too precise about the address

For occupied properties, don't show house numbers, name plates or the exact address. Name the town or district, and give the details after an enquiry.

Keep personal items out of shot

Family photos, medication on the kitchen table, post with names on it: a walk round with the owner before taking photos is worth it. What is private belongs neither in the brochure nor on Instagram.

A few pictures in portrait format

Property photos are usually taken in landscape and look small in the feed. Take a few extra pictures in portrait format during the viewing, and rooms will look bigger on a phone.

Collect enquiries in one place

Interested buyers write by direct message, comment and email. Decide that all enquiries go into your usual system and that nobody waits longer than one working day for a reply.

How Pipeflow helps.

From your website

Pipeflow reads what you offer and plans posts from it. No website? A few sentences about your business are enough.

With images

Photos from your website, your own photos, AI images or text tiles in your colours.

You approve

Nothing goes out until you approve it. You can edit, ask for a rewrite or pause at any time.

FAQ.

Can Pipeflow check mandatory information?

Yes. You store your required details and Pipeflow checks before every publication that they are included. Legal responsibility for the details stays with you.

Is there a connection to my estate agency software?

No. Pipeflow works with your website, your uploads and your details. It doesn't read listings from your software.

Can I show photos of owners or buyers?

Only with consent. Pipeflow asks about it for photos with people. Your clients' wishes on confidentiality always come first.

Should reserved properties stay in the feed?

You can leave them up if you add in the text that they are reserved or sold. That shows things are moving with you. You don't have to delete old posts, but you should correct anything that is no longer accurate.

Is LinkedIn more important than Instagram for estate agents?

Both have their role. Buyers and tenants are more likely to look on Instagram, while on LinkedIn you reach owners, developers, banks and property managers. Pipeflow plans separate posts for each channel so the same thing isn't everywhere.

What do I post when I have hardly any properties?

That is exactly when your knowledge counts: how a sale works, terms explained, developments in the area. Owners who want to sell are looking for someone who knows their stuff, not just someone with lots of listings.
